This is a legal agreement between you and The Magnolias HOA and its agents for the use of this website. The Magnolias HOA maintains a website (MagnoliasOfOcala.com) to provide a medium through which property owners may advertise information about their properties to potential tenant’s or buyers.

 

No rental listing fee is required from Registered and approved homeowners.

 

Registered Members will be able to feature a property for sale or rental and communicate with prospective Renters. (i) whether the Renter enters into a lease transaction after receiving your contact information through the listing feature, (ii) whether the Renter accepts an offer of housing placed before it via The Magnolias HOA website. Your property ad listing is solely for the purpose of describing the particular property for rent or sale and may not contain any links to other websites nor reference to such links. All listings must be for properties that are actually available for rent or sale. Failure to comply will result in a warning or possibly deletion of your ad without notification or refund.

 

Each property listing advertisement must be for one property addressed in The Magnolias HOA. Listings directing visitors to other properties, or advertising multiple available properties are strictly prohibited. Failure to comply will result in a warning or possibly deletion of your rental ad without notification or refund.

 

Each rental listing advertisement must include an active, legitimate telephone number where renters can reach you or your agent.

If you choose to have replies sent to you via email, The Magnolias HOA is not responsible for replies that are not deliverable because of an incorrectly entered email address or any other error that involves the destination email address or the destination email server.

Rental ad listings are valid for 30 days and can be taken down (“un-posted”) prior to the expiration date but will not receive any refund or partial refunds.

 

The Magnolias HOA reserves the right to change the content of any ad for reasons such as improper spelling, profanity, referencing other websites, or any other reason it deems necessary to change.

 

The Magnolias HOA complies with all state and federal civil rights laws, including the Fair Housing Act and the Americans with Disabilities Act. You agree to comply with such acts and thus agree to avoid stating any preference based on race, color, national origin, religion, handicap or any other category. The Magnolias HOA does not participate in any actual lease transactions, including, without limitation, negotiations, discussions or proposals; does not render legal, brokerage or other professional advice or services; (c) and does not undertake any, and has no, fiduciary duties to either Renters or Lessors, including, without limitation, the obligation to inspect rental properties or to verify the veracity of information contained in a preview of your property or offers; (d) The Magnolias HOA is not responsible for any errors, omissions, or misrepresentations, whether made by Renters or otherwise and all information obtained on this website or from Renters must be verified independently; The Magnolias HOA assumes no liability for Renters’ and/or Lessors’ failures to comply with such laws.

 

We may amend this Agreement at any time on The Magnolias HOA website.
